I reached out to several lenders about financing this project for the cost and renovation, I was either met with they only go up to 6 units, or the building has to  be occupied,  or that I was too in experience and I needed to put a license builder on the note with me.

First, I want to address the question of rental arbitrage vs. buy and hold STRs:In my experience buying the real estate (even if it results in fewer units) is almost always better than rental arbitrage.

ARV is $250k and all in we are at $130-150k.4: I fix our primary and have a second unit built above the garage.

If you are looking to buy a primary your kind of stuck but if you focus on a MF 2-4 unit that makes it easier.There are some places in CA that can be used as an STR and not break the bank.

However I believe you can do a no fault eviction if you plan to move into that unit.

There are many reason why a property doesnt rent out, least of which is due to the unit itself. 

I have built a portfolio of almost 200 units with 90% in Utah and about 75% of those seller-financed.If you don't feel comfortable with seller financing, finding off-market deals or value add opportunities I highly suggest we jump on a Zoom call.You need to network with people who are where you want to be and if you don't you won't get there, ever.
