@Matthew Olszak  when I used to work retail real estate IE sell others properties... my SOP was the day I got the listing I opened escrow with buyer to follow.. then title company did a prelim on the property for me... so within 2 to 3 days I had a fresh prelim on my listing.as you state nothing worse then something coming up after all the work you put in to close a deal.. seems to be bassakwards the way most people go about it..

I'm a newbie with a fresh real estate license.

I am unable to invest at this time due to a fresh BK7 which is why I am saving up cash.

I do SFR only, as my rents are about 70-80% of a worn out duplex at the same price, tenant feel more at home, stay longer, and take better care of the places in general, I know thats not always the case, but by and large, thats been my experience, Rehb then with the least CapEx going forward, make them warm welcoming and reduce the stuff that is likely to break, for example, I pull any fans and put in new light fixtures, with LED Bulbs, I use Luxury Vinyl flooring throughout (no carpet) I replace faucets, and mixer valves(at least cartridges) and replace toilets, or at minimum fill valves and flappers, we also put in new switches and receptacles, we never do fridges with water and Ice, my tenants love their homes, they are clean fresh and comfortable. 

If you're fresh out of school making $30k a year and have nothing saved up and trying to buy properties with no money down and seller financing, your numbers are going to be way off from someone coming in with a $1 million in capital.

Just wasn't sure if he should even be blocking time out since he is so fresh.

I have repeatedly needed to hunt down new agents for our REO's because I wanted a new fresh firm to work with or we entered a new market, etc.
