I've recently started looking out of state and employ the same search method and it's already netted me 2 deals this month : )For the local deals, I would go to the house myself and since I've done about $250k worth of rehab work on my own properties, I generally know what it will cost with my team.  

Wise to start with experienced person to learn.  

I am looking for an experienced real estate attorney to do the paperwork and let me know the options, especially dealing with the SAFE act.

Also, you're mentioning of moving to the property, which makes me feel that you're not taking into consideration you can have an experienced property management company help you be successful.
