We have an area that says something to the effect:Seller agrees to pay broker _% or _Dollars upon closing of house etc etc.If you just used a solid number 5K like selling a mobile etc you should be fine.

My wife and I are looking to invest in some sort of real-estate whether it be single family homes, duplexes, or preferably Mobile Home Parks.

We happen to like mobile home parks based on the current household incomes in the US and the barrier to entry of building new MHP's.  

Hey guys, I was just curious- on the first mobile I flipped I went downtown and filed the paperwork my self for purchase...which obviously saved some money.

The permissible use areas and permissible manners are as follows: a qualified resident may use medical marijuana within the confines of his or her unit as long as the resident does not smoke marijuana in any manner but they may ingest or otherwise consume medical marijuana as long as it does not disturb other residents.

Its in a smaller mobile home park that has limited parking.

@Shannon K. and @ Steven Payne,thank you kindly for your votes, but the credit goes to @Marcia Maynard (our resident ADA, low income, healthcare, communications guru ). in a previous thread about how to get rid of smoke smell, she mentioned the vinegar bowl method used successfully with her piano performer husband.i just improvised on top of that with a dog house/basement (since bleach would have me faint in that relatively confined space). no smells reported for 3 years

We will be putting only $5k down on this package deal for a SFH, a duplex, and a very nice mobile home.
