I bought a 3br/3 bath house 2200sq ft in Altamonte Springs FL this Nov. purchased for 105k using hard money, put about 25k into it and got it under contract in Jan for 173k- all was well, passed inspection with no notable concerns, headed toward a late Feb closing.

Niki,I have SFRs in Fort Worth and the numbers look good to me, but I would ask more questions: Is there an inspection report?

We went down and spent a weekend inspecting our properties and fixing all things we found in order to save on stupid trip repair costs, and that helps cut down immensely on the under $200 repairs, so I would advise you to make sure you can do that as some require using their own people, and that can get expensive.
