I want to buy a studentroom (very popular here, cash flow each month around 400) for about 80-90k.

When proposing a deal to potential investors, how many investors is ideal to say fund a $500,000 duplex intended for buy and hold? 

Considering they are brand new, with a finish out well above and beyond the rest of the neighborhood I don't anticipate "nobody else wanting them" Thanks for your sarcasm, though That wasn't a personal accusation but I see people on here all the time that say "I found this piece of crap house in the hood for $10k, I can buy it and rent it to a Section 8 tenant and make a ton of money right?"

Would you give her a chance or would you repost the property, spend more time interviewing potential candidates, and possibly miss a month rent.

When I did section 8 and had similar issues, we would buy a $15 floor lamp from Walmart and have installed prior to section 8 inspection. 

I just need to pay for this, let the EV company handle the issues, (even though I have to buy the chargers) and just treat it like a normal washer and dryer in the unit that most people expect at this level?
