So what's the best way to handle this...do you bring a bunch of Cashier's Checks made out to different amounts or once your bid is accepted do you go to the nearest  bank for a check in the specific amount?

The oil tank is in the basement (so no environmental concerns) but I'm wondering how oil deliveries and cost are usually handled in a rental lease.

That being said- finding those good deals for your 2-1 special could be a challenge.

The property manager hired by them has an office onsite and handles all the mowing/maintenance etc.I'm buying a foreclosed unit as is, and at the price I'm prepared to handle any problems with it.  

But it can handle it.

I'm also looking at an A class in an exceptional A class area where the address is a premier location and people really want to be there.My thought is similar to yours: some people that can afford the units may lose jobs, but for the most part, the very upper class, trendy areas tend to attract a clientele that should be able to handle the next downturn.

I know settlements are handled a little differently on the west coast than here in the east.

We usually act as out own GC so I figured we'd have to do it on this job, too, but life would be so much easier if I could have someone handle it for $150/ sq ft.
