Can someone please tell me why the area is so booming?  

@Apkesh Kumar There's no doubt that Dallas has a booming population and job market.

They will take a % of course, but it's not worth my time to be the collector for that. 

When you do get that $20K paid off you're just now back to a "standard" 75/25 investment mortgage so unless Bloomington hits a housing boom, there's no way to refinance and pull money out for the second property.I'm not saying all of that to be discouraging but getting a suboptimal first deal will definitely impact your timeline around getting to deals 2, 3, 4, etc. 

Then if he likes it, boom: you now have a real estate mentor and you just rinse and repeat moving forward.

At some point if you are a property collector you will get to the point that it is near impossible to get add'l mortgages with permanent financing.  

Avoid boom towns where the jobs are here today and gone in 5 years.

So what happens when you make an offer, it gets accepted, your under contract and BOOM something happens on your side where you have to back out for whatever reason?

These areas have been booming as the new hipster areas near downtown.
