Because those 1 liners like FS: NJ 3 bedrooms, 1 bathroom, 1 carport. for 75% or the assessed value.. is just too plain... some or most of the buyers are looking for the "IT" factor why they should buy the property.. or why it is the right one for them.

However, in my current condo building a number of properties are sold off the market and they almost always sell for a lot less than the ones sold by realtors.Try it yourself but I wouldn't go 2 months--I'd go a few weeks and see what kind of reaction you are getting.

I originally made an offer on a two-bedroom, big lot (no garage) house assessed at $29k and got it for $12k.... not the best side of town and it needed $12k-$15k in repairs so you would be looking at $27k total into it.
