I went and looked at one the other day and quickly figured out the property was priced too high for the risk for me, but I'm not as sure where to start with the numbers on a deal like this, which doesn't necessarily fit the typical formulas.

@Jay Hurst @Joshua Diaz @Robert Schumacher @Michael Tng I just ran into this yesterday and verified it with our compliance team...FHA-Rate Term-No Seasoning Requirement, FHA-Cash Out-12 Months, Conventional-Rate Term-No Seasoning Requirement, Conventional-Cash Out-6 Months.

They will run the vehicle tag/vin and issue an order of compliance and maybe even have it towed for you.  

This will give you at least the minimum to be in compliance with state laws.  

The safety margin is NOT there to generate profits; rather, it is what assures the preservation of capital.

But the city is contracting with a company called Host Compliance that is scraping the internet for all your data -- your listing location, your name, etc and cross referencing it with other public records to determine whether it's your primary residence.

I called multiple times to verify if my bill was correct they assured me I just needed to pay water.

I have no affiliation with them I assure you, but I buy their data at least once a year.  

@Nicholas Bailey  The issue I have ran into and hear about is the city comes down harder on coach houses for compliance.
