We try to advise investors not to purchase in over densified projects, there are some developers just trying to maximize profits for them and developing projects that in my point of view are not the best for the long term, it creates what I call nightly rates cannibalisim between owners lowering ROI, it also doesnt work on your favor if you ever want to flip it.

Hard to say.I suggest talking to your CPA about both choices as well as a loss on a "flip" (which this would be if you were to simply sell it at a loss) is going to be treated differently than putting a lot of capital into something you hold as a rental.

But If appreciation is 10% then I may go with 30Y.Also 30YFRM give flexibility because you can always pay like it is 15 years, and second, as the value of the money is decreasing, then.....it's always good to go with longer duration as money going to be cheaper but would create more value in the future in term of wealth creation.Having said that, at most of the time, the longer the duration would be better ....better inflationbetter risk/rewardI am almost about to say I could buy house for the reason of we are having 30Y fixed rate.
