I just joined the forum and the BP world, so I'm still digging in to the podcasts, forums, books, etc. but I wanted to see if there were any other real estate agents also actively investing (or aspiring to do so) in the Baton Rouge area.

He is a great guy and has a business model that is based on win-win.

I've been working on a business plan for it using the senior living housing model without the ADA/medical component. 

Some are just fine with it and have a flat fee model for such practices, etc.

I did a quick anlysis of this deal through the financial model I built and I would defnitely stay away from this deal.

The 110v dryers are useless unless they are a heat-pump model ... then it's debatable.If you have limited space, you would be better off with a 24" "apartment sized" stackable laundry where the "dryer" is a condensate ... or better, heat-pump - model that requires no venting.  

Flipping carries a high cost in the form of taxes paid on profit.The way to mitigate this so you maximize your profit is to change your model slightly. 

That's just our business model and I think there are others out there that are a lot more successful at borrower outreach and getting notes to re-perform.
