Walk through the property slowly pan through each room from one side to another and then walk along the walls aiming towards the middle as you walk to the next room.As you narrate your video, highlight the amenities of the unit that are not obvious from still photos (southern facing windows, street facing vs rear bedrooms, etc.) and sprinkle in information about the unit, building and neighborhood)Try to be concise as you begin to lose engagement after a couple minutes.

If you are looking at zillow for comps I would suggest you look at actual MLS comps instead for 1624 square foot 5 bedroom 2 bath homes to see the real after repair value on this property.

I need to change windows in a 2 bedroom Condo.Just have 1 bid from one of the 2 big stores (HD and LW ). 3 windows, Florida requirements hurricane etc.. 6.000 😱😱😱😱😱 They say they are the only ones who can offer double lifetime warranty.

The guy who did the tile was a legit tile guy; if you want a photo I can post one; the rent went from $438 a month to $590 a month (the apartment was originally a Section 8 apartment and they wouldn't even go $450 a month because "one bedroom apartments in your neighborhood don't go that high") yet after the Section 8 tenant left and I rehabbed the apartment, as mentioned, I ended up getting way more than I could have ever gotten had I stuck with Section 8 (I also had luxury tile flooring installed in the rest of the apartment - all my flooring/tile work will pay for itself in just over two years due to the bump in rent).

Unless you're looking in a more recently developed subdivision, the homes in a given area will differ slightly or greatly.When doing comps, you'll need to take into account major factors such as location, bedroom/bathroom count, square footage, lot size, and interior finishes to name a few.If a 4/2 is going for 170k, odds are the 3/1 at 180k is overpriced unless it is vastly superior from an aesthetic or acreage standpoint.
