@Kelly Bettendorf - I suppose doing the actual labor of rehabbing the units was the biggest task.

Most everyone on BP knows and understands I use simple and direct language, mostly so I don't have to wear my fingers out typing flowery beat around the bush suggestions that I might use in person, it also comes from my Army background, I have a spoof about guru boot camps.If you get to some of my motivational rants, you might wait until you have thicker skin as it takes thick skin to be in real estate, we don't have the more pleasant, more humane and ethical aspects of corporate life at the beginning of a real estate adventure.

Your task now is to establish smaller goals which will serve as the roadmap to get you there.

I am working on my required classes for my California license and am continually trying to plan ahead and prepare for when I actually start in the field...not the easiest task. ;) Any advice for planning ahead financially?

If you want adventure, there are a lot of deals in Saint John NB to be had also and I can pass on what I know.

My mind no longer does financial calculations and I have lost the ability to multi-task so I cannot explain the calculations but the program's here do it for me.
