It is now cleaned up and down to the studs ..everything needs to be done .. new roof , electrical, plumbing, flooring , all new fixtures abd lighting .. plus i am converting the attached carport into a new master bedroom thus adding Sqft.. turning it into a 1870 sqft 4/2 from a 1520 sqft 3/2 .

If you can get the receipts, and/or establish a written documentation of these with photos and sources in a "Cost Segregation Analysis" then take the total cost off your 27.5 year life property and add them back under the 5 year (flooring, rugs, light fixtures, appliances, etc>) or as 15 year property (landscaping, lawn sprinkling systems, patios, new driveways, etc.)  

Except as provided in §1.162-3 (relating to materials and supplies) and in §1.263(a)-1(f) (providing a de minimis safe harbor election), a taxpayer must capitalize amounts paid to acquire or produce a unit of real or personal property (as determined under §1.263(a)-3(e)), including leasehold improvements, land and land improvements, buildings, machinery and equipment, and furniture and fixtures.

When I was finished, I went to the kitchen to grab something and noticed water was slowly dripping from the light fixture.

We installed a brand new roof including all brand new plywood, new wood-look tile flooring, carpet, cabinets, stainless steel appliances, quartz counter tops, windows, new sliding glass door, ceilings fans, fixtures, replastered and new tile to the pool and put in new pump and filter, landscaping, brand new garage door and opened up the kitchen for a more open floor plan plus many other repairs, the list goes on and on.  

The house has just had the kitchen and bath remodeled and has some updated fixtures.

Who do you know in MA that would be able to help me structure some of these loans and/or have a cup of coffee with me so I could pick their brain a little.

It may not be wrong at the panel, it may just be wrong from the point of take off from another fixture.
