Here's some updates for this project:+ Deficiencies: - 3 beds but only 1 bath- 2 of the bedrooms are only 9' wide- kitchen is only 8' wide, closed in (through an 3' opening)- boring front elevation + Bonuses:- big front yard- big back yard- great size side yard+ Master plan:- Expand rear wall backward 2 more feet: enlarge bedrooms from 9' to 11' wide; make kitchen bigger & open floor plan- Bring front wall frontward to enlarge family room- Add master bathroom as a second one- Add small porch to make it looks a little more curb appeal.- Build a brand new ADU (2nd unit) in the back!

In Bucks County the Common Level Ratio for county wide assessments is 9.17;  so you add the land and improvement assessments which is $27, 040 and you multiply that by the common level ratio and get $247,956.80, which is the market value as determined by the Bucks county Assessment Office.

you want a HML that can perform.. one that is well known and not some broker who wants up front money.we funded 40 to 50 of these a month.. and we did not have a website or advertise a lick.I would back troll the marketing companies.. make appointments fly in see them explain what I could do for themteach them the pitch and how to sell.. they already had the turn key companies in tow and usually the long term lender.. of course in those days Wells and country wide did a ton of it.but today I know of at least 5 brokers and small banks that do these smaller balance loans for investors and do volume. but for HML I KNOW for a fact that close IN CAAnchorConventusGensisNorrissemi nationwideLendinghomeLima oneVisio LendingonePeakand of course many more but those are all that are known to me and I have either personally borrowed from them or clietns of mine have used them.
