I've always had an interest in real estate but never committed the time to learn more about the industry.A few months ago I stumbled across the BiggerPockets podcast and BiggerPockets.com and I have been consuming as much information as I can about REI.

And just consuming as much information as I can, I initially planned on transferring my asset to an LLC (will reach out to lender before doing so as there is a due on sale clause).

Just make sure to consume contents here as much as possible and feel free to ask any questions you may have.

., and that is probably less time consuming in total, but you will spend hours a day putting new signs out where the city comes behind you and pulls them up the next day because they aren’t actually allowed by law in most places.  

But if you are a listener of the BP podcasts and consume content here regularly, you will find out its not so.

I do not involve them in every application or the approval process because that is time-consuming, the Landlord doesn't have my skills and is unlikely to add anything to the process, and we run the risk of Fair Housing violations.

Granted, it will consume a small fraction of the windfall amount, but this tool should be on many folks' radar.

Keep in mind as well that credit scores for mortgage lenders are different than general consumer credit scores

We were going to source all the contractors ourselves and act as our own GC but we are finding that to be very time consuming, and we would like to find a good GC in the area that can do a “turn key” renovation for us without us having to go to the property much if at all so we can focus on buying more and more homes.
