takes 6 people to be able to move that fast (at least with our process). 1 guy working market analysis & value1 guy working proforma1 guy at auction bidding / researching title1 guy in office double checking title work of guy at auction1 guy working the phone to determine special assessments / property issues1 asset manager watching everything we are a machine!

Luckily, we did, because we also found another spot that was really weak and we would’ve been hosed.Pipe:4” PVC main line / stack.Floor drain 3” Kitchen drain, washing machine drain 2”Tools used:Jackhammer, pry bar, dead blow hammer, air nailer, respirator, earmuffs, goggles, safety glasses, scrapers, chisels, shovels (round for digging, flat for filling/cleaning floor), tub for mixing concrete, a ****** trowel.Have a 2 x 4 on hand for the concrete repair part.Tips: use spray paint to mark your path during demo… it’s easy to fall off course.

I haven't had any evictions or occupancy problems"Cheryl I would suspect this is for a few reasons.Washington D.C. is a anomaly with unemployment a little over 1 percent last time I heard.So with all the government bloat and red tape,and programs that aren't working there is money to be made working close to the Capitol.We are a a spending economy so it stands to reason in Washington with employment so low and people having jobs they will spend.This will lead to stability and less evictions and lay offs and more jobs.They are feeding the machine up there but with a high cost to everyone else in the future.Anything will work for a time before imploding.

But word to the wise... if your going to go through them.. be prepared for a VERY long closing process, no organization, answering machine after answering machine, no call backs and more fees then what you would typically pay on a home.
