I’d consider keeping it at a rental long-term or may need to sell it.

Check comps to see if they have new roofs, a/c etc. if a comp is selling for $300 without those things, yours is worth more.

If you plan on living there a while, an extra living space would be great, but if you plan on selling it soon, I don't think it's a great investment of your time and money. 

Unless you need to sell and have no other interest I would only accept with their earnest deposit being non-refundable.

After 1-2 years, I’ll then sell it or rent it out.
