Lets remember that wholesalers are dealing with real people with real problems and if you approach it as a compassionate person presenting a win win solution you will get your contracts AND earn a solid reputation for yourself (which let's be honest more wholesalers need).

Im looking for a reputable RE Agent in the area but dont know where to look.

I paid for their experience, guidance, and access to their credentials/reputation.

This is a reputable company that I found through Bigger Pockets, so what am I missing?

I can’t see charging only $6.50 if an inspector is going out, but maybe it is to encourage permitting because the city has gotten a bad reputation for holding up projects.  

I'd also be wary of the parks existing reputation, it may be why it's so empty, and a big hurdle to overcome.

Also, using a reputable Title Company will ensure that your property is delivered with clear title.
