If I decide I really don't want to represent them (Maybe something they said I didn't like) I don't have to take them to any more houses. 

The contact agent represents the seller, it is not likely that he would lie to me like that, but he does represent the lawyer, I want to make sure I do my due diligence.

Conflict of interest exists when you, acting as an agent, have an interest that conflicts with that of your principal.For example, if you list a property, you have a fiduciary responsibility to the seller, but not to a buyer (so long as you don’t represent the buyer in a dual agency).

Is the agent representing the person you are buying from or the person you are selling to?
