Hello, I live in a small town in southern Alabama (Greenville) and I have been looking for a while for a real estate investment opportunity, in which I was going to fund the flip by taking a loan out on my 401k, I finally found the perfect house, it's value is 78000.00 the sellers are asking 29000 with a little work it could sell for over a 100k which I can do all the work myself, I have flipped one other property in Houston and did all the work and made 40k.

While well and septic don't necessarily disqualify a potential investment they do raise some concerns during the inspection period. 

Our group has enjoyed partnering with a number of California investors who help fund Phoenix remodel and new build projects.

I have about $50-75k in cash I can dedicate to this, and I'd like to fund the entire operation in cash (purchase and rehab).

That's a funding source as well (HELOC or used a collateral).

An investor is someone who has the funds, capacity and other resources and can acquire a property and keep for a year or more, with the intent of receiving certain benefits in due course. 

I rarely wholesale because I have the funds and private lenders to flip and buy and hold.  

We had a verbal confirmation that we were the leading offer and someone else substantially raised their offer and we didn't get it.

My investor friend is asking $10 per sq footI spoke with a commercial banker/investor, and he said he can fund 60% of funds for demolition and to build a new infrastructure on the land.

I'm under contract for one at the moment so my funds are tied up.
