There is a lot more complex compliance paperwork you have to keep dependent on how it got into inventory as LIH.If it's a HUD project contract, I definitely wouldn't unless you have a really experienced PM.

Your requirements are fine, my only comment would be to just call the previous landlord vs asking for a letter, doing extra paperwork may be annoying for prospect tenants.

Then we grabbed the surrogate paperwork already on file and I spoke to the County recorder and employees who all know me pretty well there.

They will take care of contacting the owner with the transfer of ownership/service of the note and do all the end of year tax paperwork, collect payments, etc.  

Talk to any officer and they'll tell you they're mired in paperwork and desk nonsense and not able to do their jobs effectively.The optimist in me says let the police become a positive presence in our communities, one where they are trusted and can be a face/name that we all can believe in.
