How difficult is it for them to calculate the minimum rate of return that you would be minimally satisfied with and keep expenses just as close to that number as possible in order to maximize their take from the property, month after month after month?

One being a HELOC with its variable rate for anything borrowed, but very minimal fees until I choose to use money. 

You should pitch that to them and other DIY channels and or producers.There are always deals in every market.

They don't hassle their agents and the fees are minimal.

Think also about your tax liability and how to best minimize it, speak with a CPA about that.

Maricopa county requires any area of a lot that is driven on or used as parking to have a minimum of 1/4 plus rock spread on the surface to minimize dust.  

You wisely alluded to both in your post.If you want to do these deals with as minimal risk as possible, you should be doing cooperative assignments. 

I am out near Country Junction and in 30 years I have seen minimal new businesses come and a few go.
