Truth is, Cleveland and Columbus and Cincinnati (not to mention suburban and rural markets where I like to at) are so different that getting answers about the Ohio market is almost useless.

As mentioned previously, we've finished building construction that converted a 1-residence SFH to a 2-residence.  

@Jonathan DepaForgot to mention, that you can find local credit unions that will finance you regardless of the number of properties you have. 

A couple things I did, as mentioned above, was find out the story behind the sale of the property and use it to my advantage.

That's why I mentioned the only reason I started working with the gentleman I am now (NOT Lou) is because I have had a relationship with him for two years at this point (non-business related,) and he has truly used his resources to help a lot of people. 

You mentioned that your current investors are either: accredited or institutional.

@Kizzy Robb,The reason your score dropped is because it's another hard inquiry, and also it immediately lowers your avg. age of credit.. but it should also slightly help with the utilization ratio.

Especially if your my age or a bit older and grew up on hearing the word “groovy” uttered over and over by Marsha or Greg referring to their new pair bell bottom pants on an episode of the Brady Bunch back in the day.
