If you're not comfortable doing your own title research then you're probably not ready for these type of auctions, you can make huge mistakes and lose a lot of money very quickly (see the posts on here about people that accidentally bought 2nd's and HOA foreclosures without knowing what they were doing).

I'm glad the buyer backed out because the realtor was going to have me do owner financing for the buyer in the amount of $46k over 4 years and I was not comfortable with that .

Thanks for the feedback @Rob BelandI was definitely going to be running a credit check, but your information on 2 years of tax returns would definitely make me feel more comfortable if they turned out positive.
