Do you have budget for some minor cosmetic improvement on the property to "make sense of" the rent increase?

I think density will slowly improve with changes to zoning allowing more multi family development in the urban core.

This will also give you a chance to get multiple quotes and find someone ideal, for you specific situation.You may make a connection with a GC that will do amazing work for you since you built that relationship.

The street is individual homes, so the chance that they didn’t know that driveway was mine is zero.

Up here the land alone would be worth $50k & you can't get a shack for <$90k.We have had several local 'shacks' bought & then they built McMansions that are beyond impressive & certainly improve the area.

Tenant said he did not bring his proof, but he has it.Judge adjourned the case, said he did not have time to look at my proof and wanted the tenant to have a chance to prove his ownership.

I am looking to do buy and hold type deals that can help provide income to improve my retirement in about 20 years from now,  currently 33.  

And when an exchange costs between $750 - $2000 that's a small price to pay to get a chance to look at a new hand and see what's out there.Owner financing can work with a 1031 as long as you have access to funds that can replace the note from your exchange account.
