I could estimate appreciation based on historic sale prices, I just wasn't banking on it.

It is in a historic district and walking distance to our downtown, which was a huge reason we bought the house originally.

I realize these are still historically low rates, but they are well above where I am at now, and it is hard to give up such a great rate.Am I crazy to give up a 3.0% interest rate, and add another $1,000 to my fixed monthly mortgage?
