I don't know the rest of your financial picture but real estate in the DMV area is a rich man or woman's game i'd recommend getting a bigger down payment or at least be able to cover yourself for anything unexpected.

Don, food for thought on this and future deals like it:The higher net in your pocket is not always the best offer and here is why that MAY be - the higher offer with more seller incentives kicked in could create an appraisal issue where the appraisal does not come in at full contract price and then you have a problem.
