Our state govt. really has to implement a long term fiscal plan to fill the budget gap, that hopefully doesn't involve excessive taxes, so that businesses can plan for the long run.  

Otherwise, the board could take measures to adjust policies such as: follow village ordinance based on occupancy in hopes to minimize excessive amount of people in each unit if applicable.

We sat down and figured out our personal finances and we were able to systematically eliminate all of our credit card debt, car payments, and excess spending.

@Greg HamerI agree with you 100% on that unless you are all cash, there is no point investing in RE today, as the 4% you will be making, after all the hard work, goes to paying the bank....That said, this indicates a peak to me.....SO be patient, and keep your powder dry....

Basically, the first 10% goes directly to the investor and any returns in excess of that amount are split 80/20.  

Just want a simple cut n dry agreement to have the buyer sign.
