Make sure you use proper Disclosures, make sure you have plenty of reserves, and make sure you use an attorney.

Legally he would have been able to transfer the title to us, but it requires a special type of title insurance, which can only be provided through an insurance company called "US National" (if you are a real estate agent, you will see many listings that have a disclosure about needing to close with one of the title companiess listed on the US National's website.

FOUR MONTHS ago.I’m sure there are a bunch of laws about disclosures but homeowners are still getting SCREWED over on every deal I see.

When we act as a "dual agent" (as it's called here in WA) or a "transaction broker" as you put it, we have certain responsibilities to both parties that revolve around ethics, fiduciary responsibility, disclosure, etc. 

I am newly licensed last year and I am curious about the process other agents go through when buying property, the questions i have related to this are:Do you use the NAR contract or do most of you have an attorney written purchase agreement with addtional disclosures about being an agent?

Give any tenant full disclosure of the parking issue and charge a premium for the advantaged party and a discount for the disadvantaged one.
