Make sure you use proper Disclosures, make sure you have plenty of reserves, and make sure you use an attorney.

Legally he would have been able to transfer the title to us, but it requires a special type of title insurance, which can only be provided through an insurance company called "US National" (if you are a real estate agent, you will see many listings that have a disclosure about needing to close with one of the title companiess listed on the US National's website.
