I personally don’t like the color theres nothing wrong with outside.

The hope is also that they have skin in the game which hopefully incentivizes them to keep the property in great condition. 

The best way to manage timeframes is to hire the right contractor, be organized and supply a complete detailed scope of work with all selections and colors. 

Lots of ways to skin a cat, but this is just my 2 cents.

If you are able to save up and land a 2-4 unit property and add some value to it over time while collecting rents and learning how to manage a property, you will be on the right track and you will also learn quickly if you have the thick skin to manage multiple units over time.
