The danger in lead is when young children put paint chips in their mouths and/or get the lead dust in their skin.

My example above is an extreme one, so understand the odds of your first deal being like that are small...but if you don't "know enough to be dangerous" and ask the right questions of a seller and/or have a contractor you trust walk thr property with you, then it is possible that you'll walk into that. 

It is therefor no surprise that you do not accept standard business practices.It is OK for you to operate as you choose but it is dangerous to suggest to others, especially inexperienced landlords, not to use the  procedures outlined by their state codes. 

You won't see it talked about, but the biggest danger to a professional service provider is from their own clients, or people who claim that they thought they were a client.Since you are just starting out, you will likely fall into this second category.Therefore, you will not be able to "create a team."

I feel I know enough to be dangerous, but definitely not enough to avoid some inevitable noob mistakes that only experience can teach.I recently got my WI license for MLS access (debating getting my IL license as well since there is reciprocity for WI/IL) and am beginning to interview brokers - started my process with Keller as a baseline.

Also, I believe the ones who are going big are the ones reaping the rewards of the explosion taking place there.
