They do want skin in the game (in my case 13K) and a lot of their fees are due at closing and are not wrapped up into the loan (11K).There have to be different examples of using hard money, this is based on what I was presented for a flip opportunity but I thought it might give you a rough idea of the hard money aspect, especially for newbies (my rate was higher because it was my first deal with them but they said it would drop after two deals 14% to 10%).Hope this helps and I'm sure others have better examples.

They loan at lower rates and look at te aspects I pointed out above.So, while you can buy with HML funds you need to know that you can get bank financing.

You need two critical factors for a possible wholesale deal - equity AND motivation.I recommend you offer this lead to an experienced wholesaler for a finders fee if they will allow you to learn how this is done?

I basically understand the general idea of wholesaling as far as finding the seller and buyer (and the marketing aspect) but I don't really understand any of the other details as far as what is supposed to be in the contracts, what my responsibilities are in the whole process, when to go to the title companies and what to say to them.
