Hello BP,I'm an investor from Miami, FL with some buy-and-hold experience locally as well as investing in one syndicated deal (296-Unit Apartment Complex) in Dallas, TX as a limited partner.My goal for 2017 is to buy at least one mid-size apartment complex in an above-average growth market in partnership with a like minded investor with a passion for value-add multi family investing and syndication.I have extensive education and knowledge about apartment complex investing but no first hand experience yet.

I know it is a very complex process, which is why it's so appealing to me.

The deal is my first 'investor group' MF purchase I have put together and gotten to close (came close a few months ago on an 80 unit complex but bailed after inspections).  

Hello BP,If I find a good deal on a large apartment complex, but don't have the money for the downpayment ($500-700k), what kind of product or offer can I structure to talk about with friends and family who might want to invest their money with better returns than saving/stock/ira?

There is huge supply and more coming every day in that space with all the new complexes being constructed.

@Jay Hinrichs   I am in total agreement that buy and resell is what all the regulators want.In Texas, the problem is a little more complex. 

Cohen Highley, the firm that I mentioned, has a partner who specialises in complex cases, then some junior lawyers and then finally a group of paralegals who do most of the representation of clients at the Landlord and Tenant Board.

He also said in a story I listened to last night that multiple units of about 18 units can still make debt payments, hire Property Managers and do not have to have 100% occupancy to mmake debt payments and smaller complexes are just as difficult as single unit houses.All neighborhoods are different and the demand for houses as rentals can provide you with an answer.  

From what I have seen it appears the ONLY thing being built are monster apartment complexes.
