Alternatively, you could open unsecured business credit lines and cards to tap for short-term use to cover down payments and closing costs (there's a company that specializes in helping real estate investors do this).

If you can get in contact with some local PM companies or realtors, that can just chat about the area that would help you out a lot!  

Obviously I'm digging up an old thread but would you mind PM'ing the name / company you use for property management (or just posting it in this thread)?  

I recomend doing a web search on them in terms of their company and work social accounts.

The PM company charges a fee equal to first months rent for this lease only service.
