Make sure you have a plan in place to handle a lot of calls, 7000 is a lot of mail. 

I called and emailed the lawyer who is handling the foreclosure yesterday so I'm still waiting on them.

I have been exploring my options for buy and hold & multi family for some time, however I live in a high-cost market so "deals" can be challenging to come by.

The seller has no mortgage, but I just found out she has a $65k home equity loan and she is behind on making payments.How would you handle this?

Did your property manager handle maintenance issues or did you have a separate relationship with contractors/handyman? 

Generally, it is better to try to come to an accommodation with the senior lien holder before purchasing at auction, but that can sometimes be a challenge depending on the nature of the loan and the identity of the lien holder.

Thats a small one, but there are all kinds of things that can be handled the same way.
