Unless you can transform a large area to be complimentary to your project you need to place your project in the appropriate area, that means location, location, location. :)

For egress, most are putting in wells with grates over them and the appropriate sized window to meet the egress code.

I'd imagine either that grade is a little low or the rent is a bit low and you could inch up on that at the appropriate times.
