I have noticed that many flippers in my area have taken courses from the various gurus but otherwise are blissfully ignorant to understanding rehab costs.

I’m reaching out to this knowledgeable community for some guidance as my partner and I embark on our real estate investment journey.Our Situation:Partnership: We are a partnership of two individuals.Current Income: Both of us have W-2 income, which we carry a tax burden.Goals: Our primary goal is to replace our W-2 income within the next 5 years through strategic real estate investments.

This doesn’t occur often, but the deal is so good, just a few of these in the course of your real estate investing career will turbo charge your pathway to large net worth.Since examples can provide clarity, I’ll provide two examplesA number of years ago (7 years) I was approached about purchasing a note from a property owner who sold his retail center and carried back a $500k note, current principal $476,000.  

To ensure I navigate these legal aspects correctly and make informed decisions, I’m looking for recommendations for a knowledgeable real estate lawyer or legal entity in the area.

When looking at rents, make sure you are comparing units in similar areas and conditions. 

@Andy OkamotoOne cautionary note: if your idea of "cash flow" is $10K in net operating income, $120K before taxes in your pocket every year off your rental property, well, if it happens to you in 10 years, it will be a low-probability event with a lot of lucky breaks and eventually will likely ruin your life when you make a misstep because you assumed your lucky break was the norm.If you're serious about moving out here, at least look at the Pittsburgh area and its proximity to Carnegie Mellon (tech) and UPMC (health care).
