All of this means you need very good underwriting and the ability to manage the project so that it stays on time and within budget.The lender will want construction guarantees with milestones.Supply chain and labor issues, while getting better, can still pose a risk.Raising the capital needed, especially if this is your first project is a whole other ball game. 

It does take a while to get the ball rolling in Real Estate, or at least it did for me.

I don't want to get this ball rolling if it's not allowed because this would cashflow 15k to 20k per month.

I hate to say it because you seem to be kind of on the ball, but it appears to me this is some significant defect in decision making capacity of things.

Keep that ball rolling!

Once you get that ball rolling it will just keep going. 

Use your owner occupancy for the first few deals if you can to get the snowball rolling, build up your reserves, experience, network, etc and then take on the bigger BRRRR hard money deal.Hope this "slower" path sounds like an option for your family to get the ball rolling!
