As a Realtor in Georgia I use GAR (Georgia Association of Realtors) forms that have been vetted and are updated by attorneys every year and sometimes even in the middle of the year we receive updates as well.

But talk to people who are investors or realtors as they might know of an opportunity. 

You could do your deals, get early unofficial early access on properties, and great networking resources through the local realtor's association.

I am wondering if I get my realtor license if that alone gives me access to the mls or do I still have to go through a broker and if so what kind of fees am I looking at?
