@Aviv LangYour profile mentions that you are located within New York City.New York/New York City has one of the more complex tax laws in the country.You may want to engage a CPA in New York who understands real estate taxation along with multi-state taxation.

But honestly, I think your low profile mission friend probably made 5-10x what fortunato ever did.

Try looking at some listings in your area and search for their profile. 

Just my 2 cents but there is not a one size fits all as geography, amount of $ you have, age, risk profile and replacement income trying to get to makes a huge difference. 

And yet, your profile here doesn't even indicate the state where you are licensed.

I would be looking for stability, tenant profile, income but most importantly cash flow!
