@James Roux I've had the same experience in the past.  

That's correct @James WiseThe seller of the contract, being the wholesaler, and the buyer.If you have exchanged signatures and you have your earnest money down, you legally own that contract to the property.

@James Wise   I was thinking I should have more of what Jeff and Ed explained.  

I confirmed it twice before I signed it. and also, @James DeRoest we did walk through the properties twice, once is the first showing, and second time I got a contractor and inspector to come out with me, which is just few days ago.  

@James PostI don't know much about Wilkes Barre, but commercial projects in Allentown are plentiful (10,000 seat arena, mid-rises, etc.).

@James Wise is spot on, lost of things to consider about large tree's, but I wouldn't not buy a property just because it has a large tree, it would depend on factors like the ones James mentioned & if you can get some consideration from the seller for the tree.
