You will get a lot of day to day interaction with potential tenants and handling management of existing tenants.  

I always encourage people to listen to what others have done but always take into consideration that each land lord is different and invest to suit your own needs.

If you can't relate to, don't like, don't agree with or don't enjoy interacting with your economic class of residents and you are a part-time investor and self-manage, that can be an unpleasant experience.  

.- There are a large number of vacancies in the area, - Rents are not meeting the 1% rule- House values are trending down- I could not identify any improvements to the area that would encourage job growth/attract new families.Example:123 Concord Ave, Enterprise, AL 36330My calculations show that this would work if the seller would take around 85,000 due to the state of the market.

This would encourage conservation of water and ensure that a customer’s bill more accurately reflects how much water they use.Monthly billing, which is more in line with household budgets, will replace quarterly billing.

I've advised my mother to get pictures of the property to show the court the damage the "tenants" have caused -- they have about 5 animals on the property in addition to encouraging stray animals by feeding them on the property -- in hopes they'll be sympathetic.
