Just for a realtor at 5% of $295K (which is pretty discounted) that's already over $14K. 

My experience is that people who buy these units do so at a considerable discount and basically have to wait for the tenant to die or break some kind of law such as subletting/Air BNB.Also rent controlled units generally have SIGNIFICANT deferred maintenance issues because there is no incentive to maintain them.

Before they bought a house, they lived in a couple different apartment complexes with discounted rent because they were police officers.

Regardless of the fact that I don't think they would sell at a deep discount, my question is - Aren't they bound to sell through their agent since they have listed it on the MLS?
