Please all you pros and seasoned investors out there give me some insight and advice

Hello BP,The holiday season is upon us and before i could celebrate I would like to get some deals done.I am looking for 4 plex in the the Connecticut market.

Whether seasoned investors would recommend this course of action or starting a little smaller.

Buy for cash, then refinance after seasoning and employment obtained.  

Their are usually seasoning requirements or a waiting period of at minimum 90 days to obtain a mortgage.

My approach has been to enlist a seasoned park appraisor (for a price) to talk to the seller about the bank's view of what a park is worth. 

Hey all, I just listened to an older podcast (Not BP, it was actually Real Estate Investing Mastery) on wholesaling.Anyway, the interviewee mentioned hiring out a local Realtor to wholesale the properties using the MLS for a flat fee and I was wondering if anyone had experience with this and if so, how did it work?

This assumes that the MAX seasoning period before I can do the refi. is 6 months I would then use this $21,000 to purchase another property as a Rental property , but this time ...
