I don't know anything about the franchise, I don't finance them for the obvious reasons, as they usually don't have anything of value, other than blue sky and claims for profits.

@Joel Owens  what you do and the clients you deal with are very much apples and Oranges to the average BP investor reader.First off you know as a commercial broker proforma's are all blue sky.. were as preformas from turnkey companies the buyers are shocked that they may not be completely accurate   LOLNot sure how many wholesalers that have 2k in the bank end up controlling a 5 to 10 million dollar deal your doing   again apples and Oranges

And the house was probably on the upper-end of typical blue-collar first-time-buyer kind of houses.

A very nice A class multi on the west coast or class A MHP or 3 net lease class A space those sorts of blue chips would give me peace of mind.

In other words if the entire neighborhood is earth tones, painting it bright blue would be weird.

But we do color the primer the same as the finish coat & you do need to catch the runs etc.The last time we hired a 'painter' the kid he sent knocked over a gallon of blue paint onto new carpet & then walked in it.

The area is middle class blue collar.  

She called me out the blue (never met her before) and complained that my tenants are loud, rude, dirty, kicked their dog, and everyone in the neighborhood hates them.
