The biggest issue I've found when using deal machine is that since it's a available to everyone, once you reach an owner they are fed up by all the marketing they have received and are ready to lay it on thick on all future callers.Anyone can drive by a neighborhood and think they spot a "diamond in the rough" when they see overgrown weeds, an abandoned vehicle, or other deteriorating conditions. 

But there isn't a better return on investment from any other vehicle than you'll find in real estate.

Most likely.On the surface though if the BRRRR strategy does qualify it could be a great vehicle to building wealth through OZ's. 

This is what sets real estate investing from other investment vehicles because it is highly leveraged and if you have the right deal, there's opportunities where there's $0 down from your pocket. 

I have read most posts here about infinite banking, but I'm still not convinced it's a good investment vehicle.
