Hello,I'm gearing towards making my first deal for buy and hold and I have come up with two different approaches to make this happen in my market, Los Angeles area.Scenario 1) Buying a fourplex with a 203k Loan locking in today's low interest ratesScenario 2) Buying a fourplex using a private money lender, rehabbing it and refinance using an FHA loanA couple things to consider are low money down available, access to contractors at good prices and time availability to use this BRRRR approach.What are your thoughts on this?

About me:Towards the end of a long rewarding career on the Cuyahoga Falls Fire Department and as a Rescue Squad Officer on DHS/FEMA Ohio Task Force One, I began investing in real estate, both from a rehab/turn-over and a buy-and-hold approach.

When the sherrif comes it can be someone else in there and have to start all over with squatter #2.I would use the carrot and stick approach.

I definitely have a better understanding of how to approach this now. 

Should I approach owners who will at the last minute pay their liens and penalties (possibly those with liens younger than 2 years) or avoid this potential waste on direct mail costs?

With that being said, I need some input on how I should begin my approach to fund my next potential deal.

I'm new to mortgage industry and I just wanted to see if anyone had a few pointers on marketing your loan programs on other blogs/websites, suggestions on how to approach brokers to keep them engaged right away, and how to assure them that being new to the industry doesn't mean you aren't reliable.

Hey @Maria Vogel, I actually met with my realtor about a month ago and we are going with a slightly different approach.

I came across some good deals that I could make a profit on but Im trying to figure out how to approach the sale.
