other wise some of the big wholesalers in Texas would be offering on every deal tieing them up and then trying to flip them to bona fide buyers..I like it personally lets me have a methodical chance at this stuff with no interference from middle men. that are just acting like brokers anyway.

Ok i get it if your expliantion is accurate then they are not really loaning per se they are doing equity JV deals and no doubt in the operating agreement if you fail at all they simply take over and finish the deal with out having to deal with you anymore.. and again I can't blame them for that method I would do the same if it was 100% my money.

Either just accept that they will smoke inside and plan to spend time and money getting rid of smokers residue if it will exceed the security deposit once they leave.
